Why Your House Isn't Selling in Houston (and What to Do About It)

Every week your house sits on the market costs you another mortgage payment, more taxes and insurance, and a little more hope. If the showings have slowed down and the offers aren't coming, one of these is usually the reason.

1. The price is above the market

Buyers compare your house to every similar listing and recent sale. If yours is priced higher than its condition supports, they skip it. A price cut after 2–3 quiet weeks usually beats several small cuts spread over months.

2. Condition problems scare buyers and lenders

An old roof, foundation movement, an outdated HVAC system or water damage can kill a deal at inspection, or stop a buyer's lender from approving the loan at all.

3. The photos don't do it justice

Most buyers decide online. Dark, cluttered or phone-snapped photos get scrolled past.

4. It's hard to see

Tenants who won't cooperate, short showing windows or a house that's always messy all mean fewer showings.

5. Location factors you can't change

A busy road, a flood zone or a dated neighborhood narrows the pool of buyers. Price has to make up for it.

6. The wrong strategy for the house

Some houses simply aren't retail houses. If it needs a full rehab, the realistic buyers are investors, and they don't shop on the MLS the way families do.
