Questions people ask us

How does selling my house to you work?

Tell us the address online or call or text 832-866-FAST. We ask a few questions about the house and your situation, schedule one short walk-through, and give you a written cash offer. If you accept, we close at a local title company on the date you choose.

Do you need to see the house in person?

Yes, but only once and only briefly. A short walk-through lets us make a real offer instead of a guess that changes later. There's no cleaning, staging or open houses, and we schedule it around you.

How fast will I get an offer?

Usually within 48 hours of seeing the house, often sooner. The offer is in writing and you can take your time deciding.

How do you decide what to offer?

We look at what similar Houston homes sell for after they're fixed up, subtract the realistic cost of repairs, closing costs and our risk, and show you the math. If listing with an agent would net you more, we'll tell you.

Are there any fees or commissions?

No. We don't charge commissions or fees, and we cover standard closing costs. The offer number is the number.

Do I have to clean out the house or make repairs?

No. Take what you want and leave the rest. We buy houses as-is, in any condition and any price range.

How fast can you close?

Once title is clear, often within a couple of weeks. If you need more time, pick a later date. Probate, liens or title issues can add time, and we'll be upfront about that.

I'm behind on payments or have a foreclosure date. Can you still help?

Often, yes. In Texas, foreclosure sales happen on the first Tuesday of the month, so call as early as you can. Depending on what you owe and how much time you have, we may buy the house for cash, or catch up your missed payments and take over the loan. We may also point you to other choices, like asking your lender to change your loan so the payments are easier (called a loan modification).

What if I owe more than the house is worth?

You still have options. In a short sale, your lender agrees to take less than you owe. In a Subject-To sale, we take over your mortgage payments and the loan stays in place. We'll go through the numbers with you and explain the pros and cons of each.

Can you buy a house with title problems, liens or back taxes?

In many cases, yes. A lien is a legal claim on the house for money owed. Liens, back taxes and court judgments are usually paid off from the sale money at closing. The title company handles that paperwork. Some problems take longer to fix, and we'll tell you upfront.

I inherited a house and probate isn't finished. Can I still sell?

Usually a court has to give someone the legal right to sell the house first. We can make an offer now and close when that paperwork is ready. We're glad to work with the estate's attorney.

Will you buy a house with tenants in it?

Yes. We regularly buy rentals with tenants in place, so you don't have to evict anyone first.

Can I sell my house if I'm in bankruptcy?

It may be possible, but the court or trustee usually has to approve the sale. Talk with your bankruptcy attorney first. We're happy to work with them.

Are you real estate agents?

We buy houses directly as the buyer, not as your agent. We don't list your house or charge commissions, and you're welcome to have your own attorney or agent review any offer.

What areas do you buy in?

Houston and the surrounding area, including Katy, Sugar Land, Missouri City, Stafford, Richmond, Rosenberg, Pearland, Friendswood, League City, Pasadena, Spring, Tomball, Cypress, The Woodlands, Conroe, Kingwood and Humble.

Am I obligated if I request an offer?

Not at all. The offer is free, and there's no obligation to accept it.
